Why Artspace NKB Lofts? This project is more than housing—it’s a mission-driven effort to preserve and expand affordable spaces for artists. By adaptively reusing historic industrial buildings, Artspace ensures the Northeast Minneapolis Arts District remains a thriving hub for creativity. Artist Preference Artspace NKB Lofts is artist-preference housing. At all times, preference is given to income-qualified households that include at least one artist. An artist is defined as an individual who actively practices or has training in a creative discipline, which may include (but is not limited to) visual arts, performing arts, literary arts, music, design, teaching arts, or related creative fields. What's Currently Available?
Each apartment home at Artspace Northrup King Lofts is income‑restricted to help ensure long‑term affordability. When you see a percentage listed (such as 30%, 50%, 60%, or 80% Income Limit) in the availability chart, it refers to the maximum household income allowed, based on household size.
Income limits are set annually and vary depending on how many people will live in the apartment. Detailed income limits for each percentage and household size are listed below under the accordion labeled “Income Restrictions / Resident Selection Criteria.”

INCOME RESTRICTIONS/RESIDENT SELECTION CRITERIA
At Northrup King, we offer affordable housing through the Low-Income Housing Tax Credit (LIHTC) program. To qualify, your household's annual gross income must be below specific limits set by HUD each year.

MINIMUM INCOME
- If a resident receives tenant based, monthly rental subsidy, there will be no minimum income requirements.
- It will be sufficient minimum income if a resident has cash assets equal to at least six months of rent.
- 30% rental units must have a minimum income equal to (2) times the monthly rent.
- All other rental units must have a minimum income equal to 2.5 times the monthly rent.

STUDENT STATUS LIMITATIONS
A household that is comprised of only full-time students will not be eligible for occupancy unless:
- Students are married and entitled to file a joint tax return;
- At least one (1) student is a single parent with child(ren) and this parent is not a dependent of someone else, and the child(ren) is/are not dependent(s) of someone other than a parent;
- At least one student is receiving Temporary Assistance for Needy Families (TANF) (formerly known as Aid to or in Minnesota, the Minnesota Family Investment Program (MFIP); or
- At least one student participates in a program receiving assistance under the Job Training Partnership Act (JTPA), Workforce Investment Act or under other similar federal, state or local laws.
- At least one student of the household was, within 5-years of the effective date of the initial income certification, in foster care.

Anyone may apply for affordable housing in an Artspace project, but we give a preference for occupancy to those applicants who participate in and are committed to the arts. Applicants do not need to derive their income from their art. It is not uncommon for artists to work in another field to support themselves, their dependents, and their art form.
How do you get an artist preference?
The Artist Preference may be granted to housing applicants who present a written record and examples of their artistic endeavors by completing an Artist Preference Form.

All uses must comply with applicable code. For example, welding, woodworking using power tools, amplified band practice or glass blowing would not be allowed.

- A person who creates functional art, including but not limited to jewelry, rugs, decorative screens and grates, furniture, pottery, toys and quilts.
- A performer, including but not limited to singers, musicians, dancers, actors and performance artists.
- A person involved in all culturally significant practices, including a culture bearer or practitioner, designer, technician, tattoo artist, hairdresser, chef/culinary artist, craftsperson, journalist, teacher or administrator who is dedicated to using their expertise within the community to support, promote, present, and/or teach and propagate their art form through events, activities, performances and classes.
