Artspace NKB Lofts offers 84 affordable live/work units designed for artists and their families, blending historic character with modern amenities. This exciting redevelopment preserves the legacy of the Northrup King campus while creating fresh opportunities for creativity and community.

  • Location: 1460 & 1464 Van Buren St NE, Minneapolis, MN – in the heart of the Northeast Arts District.
  • Units: One-, two-, and three-bedroom live/work spaces.
  • Affordability: Rents set at 30–80% of Area Median Income (AMI) for income-qualified artists.
  • Community Features:
    • Shared workspaces and gallery areas in each building.
    • Secure indoor bike storage and outdoor bike amenities.
    • ADA-compliant access throughout.
    • Public promenade with seating, gathering spaces, and performance opportunities.

​Why Artspace NKB Lofts?
This project is more than housing—it’s a mission-driven effort to preserve and expand affordable spaces for artists. By adaptively reusing historic industrial buildings, Artspace ensures the Northeast Minneapolis Arts District remains a thriving hub for creativity.

Artist Preference
Artspace NKB Lofts is artist-preference housing. At all times, preference is given to income-qualified households that include at least one artist.

An artist is defined as an individual who actively practices or has training in a creative discipline, which may include (but is not limited to) visual arts, performing arts, literary arts, music, design, teaching arts, or related creative fields. Artist status is self-identified and documented as part of the application process. All applicants must meet income and program eligibility requirements.

INCOME RESTRICTIONS/RESIDENT SELECTION CRITERIA
At Northrup King, we offer affordable housing through the Low-Income Housing Tax Credit (LIHTC) program. To qualify, your household's annual gross income must be below specific limits set by HUD each year.

MINIMUM INCOME
  • If a resident receives tenant based, monthly rental subsidy, there will be no minimum income requirements.
  • It will be sufficient minimum income if a resident has cash assets equal to at least six months of rent.
  • 30% rental units must have a minimum income equal to (2) times the monthly rent.
  • All other rental units must have a minimum income equal to 2.5 times the monthly rent.

STUDENT STATUS LIMITATIONS
A household that is comprised of only full-time students will not be eligible for occupancy unless:
  • Students are married and entitled to file a joint tax return;
  • At least one (1) student is a single parent with child(ren) and this parent is not a dependent of someone else, and the child(ren) is/are not dependent(s) of someone other than a parent;
  • At least one student is receiving Temporary Assistance for Needy Families (TANF) (formerly known as Aid to or in Minnesota, the Minnesota Family Investment Program (MFIP); or
  • At least one student participates in a program receiving assistance under the Job Training Partnership Act (JTPA), Workforce Investment Act or under other similar federal, state or local laws.
  • At least one student of the household was, within 5-years of the effective date of the initial income certification, in foster care.
