OWNERSHIP

The three functions of development, investment and management have been organized into three companies that have their own mission, goals and business plans. Common ownership and a Board of Directors made up of the shareholders of each company coordinate the activities for the common good. Quality and innovative development, long-term, hands-on commitment to ownership, and superior management capability over a wide geographic area are critical elements to our success.  While there is cross ownership between MetroPlains Properties, Inc. and MetroPlains Management, LLC, there is no common ownership between those companies and either MetroPlains, LLC or MetroPlains Partners, LLC.

MetroPlains, LLC
A Minnesota limited liability company which provides development services including market research, site analysis, design, construction administration, financing, community relations and accessing government programs. Substantially all of these services are provided for MetroPlains Partners, LLC since 2007, and its nonprofit co-general partners.

MetroPlains Properties, Inc.
A Minnesota corporation, and/or its principals act as managing general partner for over 100 real estate limited partnerships developed prior to 2007. Market rate, multi-family and office buildings represent the majority of its investment value, but comprise a relatively small number of properties. General partner interests in affordable housing developments make up the remaining portfolio. MetroPlains Properties, Inc. provides partnering capabilities, cash investment and asset management services to the partnerships. MetroPlains Development, LLC acquires and rehabilitates existing properties.

A Minnesota corporation which provides property management services including marketing, maintenance, compliance monitoring and accounting services in five Midwestern states. The majority of its management contracts are with limited partnerships where MetroPlains Properties, Inc. or its principals are the managing General Partner. Other customers are affordable housing developers, lenders, nonprofits and townhome and condominium homeowners associations.

BIOGRAPHIES
LaVerne Hanson

In 1989 Mr. Hanson joined with Gary L. Stenson and Lawrence W. Olson as a principal to form MetroPlains Development, LLC. In 2006, Vern, along with Rob McCready and Randy Schold formed MetroPlains Partners, LLC and MetroPlains, LLC to continue the development strategy of MetroPlains.

LaVerne's (Vern) specific responsibilities are found in the areas of architecture, construction and general design of projects developed by MetroPlains. 

Vern graduated from the University of Illinois in 1975 with a Bachelor's and Master's in Architecture. Immediately following graduation he worked with the firm of Lankton, Ziegele, Terry and Associates in Illinois. Mr. Hanson was in Architecture private practice in Illinois until 1978 and in Minnesota until 1989. For 11 years he was Vice President of Architecture with the firm of Arvid Elness Architects. He worked on a wide range of projects including new construction and the substantial rehabilitation of historic structures. The product type in these two categories was varied, including multi-family and senior housing, education, office building, recreation, hotels and government structures. Most projects developed by MetroPlains, or it's principals, since 1978 have been accomplished under the direction or design of Mr. Hanson.

 

Randall Schold

Mr. Schold joined MetroPlains in 1994, and is currently Co-President and is a shareholder of MetroPlains, LLC and MetroPlains Partners, LLC.  He has established a career combining architecture, development, and construction. He is responsible for architecture and construction with specific responsibilities in site analysis, site feasibility, design, coordination with consultants and local officials, construction administration and transition-to-property management.

Since graduation from the University of Oregon with a Bachelor of Architecture in 1977, Randy has pursued a career that combines architecture, development and construction with a focus on housing within existing neighborhoods. Mr. Schold established the design/build firm McCain/Schold in 1982 and from 1986 to 1994 he was concurrently a partner in the architectural firm RSA Associates in Minneapolis.

Rob McCready

Mr. McCready joined MetroPlains in 1998, and is currently Co-President and is a shareholder of MetroPlains, LLC and MetroPlains Partners, LLC.  Rob has established a career combining finance, corporate service consulting and management. At MetroPlains, Rob coordinates development teams and management of company operations including MetroPlains' corporate finances. In addition to management responsibilities, Rob is project manager specializing in debt and equity finance for mixed-income and market-rate developments.

Rob graduated from the University of St. Thomas with a Bachelor of Arts degree in Finance and the University of Wisconsin, Milwaukee with a Master's in Business Administration. In 1990 Mr. McCready joined the Walsh Dunsmore Company in Minneapolis, representing commerical clients purchasing and leasing real estate. In 1992, Rob was president of a commerical real estate consulting firm in Milwaukee, WI, which was acquired by the Trammel Crow Company in 1997.

Gary L. Stenson

Mr. Stenson is founder and a major shareholder of MetroPlains Properties, Inc.. After graduating from the University of Minnesota Law School in 1969, Mr. Stenson served for three years as legislative assistant to then Senator Walter F. Mondale. He specialized in government-assisted housing and community development. From 1973 to 1978 Gary was engaged in the private practice of law in Minneapolis and St. Paul. He is currently a member of the Bar of the State of Minnesota.

Gary started the business almost by accident 30 years ago. He learned of the plans to auction the defunct Great Northern Hotel, in his hometown of Devils Lake, ND. Gary knew precisely where to look for the resources to rescue the hotel. In the end, the building was restored to it's original glory and is now home to 38 affordable apartments and 5000 square feet of commerical space. It was the first in the company's 100 + development projects. Since 1978 Gary has led the way in development, acquisition and management of real estate for MetroPlains.

Lawrence W. Olson

In 1986, Mr. Olson merged his development and investment operations with Gary L. Stenson, which formed the foundation of MetroPlains. Larry has spent the last twenty years developing and operating over 4,000 housing units, and a half million square feet of office and retail space, in communities throughout the ten upper Midwest states. Together with his partners at MetroPlains, he has developed an expertise for infill development including 35 historic renovations into housing with first floor commericial and retail space. The majority of these developments require complex financing and ownership structures to meet the needs of the community, the marketplace, and the investment group.

Larry graduated from the University of Minnesota in 1974 with a Bachelor of Science degree in Economics and Accounting. Following graduation, Larry, a CPA practiced public accounting with Deloitte and Touche. In 1978 he joined Tooltech, Inc. as Vice President of Finance and later became Vice President of Operations.
